Five Phases of Design

is the key to successful design and homeowner satisfaction.

We custom tailor every unique project into phases, each building upon the last.


  • This first phase of the design begins with information gathering. We work closely with you, the homeowner, to understand your needs, wants, and budget.

    We also need to comprehend the property and any pertinent limitations that the site might have. It is our job, as the designer, to research the site and compile information that is relevant to the design of the project.

    Concept Design: In conjunction with information gathering, we begin to form a preliminary design concept, including house placement (site plan), general layout (floor plans), and exterior sketches (elevations)

  • Utilizing 2D drawings and 3D images as design tools, we work with you to refine the design until your needs, wants, and budget requirements are met.

    During this phase, material selection begins to take place. Final selections are not necessary just quite yet, but general product information is helpful to have.

    This is, a critical time for design review meetings to take place.

  • This is the “production phase” as we like to call it in the office.

    Once you approve the design, we work through the detailed drawings and specifications. These result in a full set of drawing documents that will be used to establish construction costs.

    Optional Service: Interior Design via detailed construction drawings.

  • During this stage, you select and hire a contractor.

    Our role in this stage is to help you in any way we can. We can offer suggestions for builders, prepare bidding documents and bidding invitations, and even act as a liaison on your behalf for inquiries made by the contractors.

    We also can help review the bids once received from builders.

    Optional Service: Interior Design via detailed 3D Renderings, interior design consultation meetings, and material selections

  • While the contractor will physically build the home, we can assist you in making sure that the project is built according to the approved plans and specifications.

    We often make site visits to observe construction, review and approved contractors’ applications for payment, and generally keep you informed of the project’s process.
